• Consultation for buying or selling a property – free

• Selection of suitable properties for purchase and rent – free

• Organization of property viewings – free, including video viewings remotely via Viber or WhatsApp. SUN HOME CONSULT LTD does not charge for property viewings

• Regular newsletters with the latest offers and analyses of the real estate market – free for registered users

• Electronic notification by email for new properties based on your specified criteria – free for registered users

• Electronic notification by email when there is a change in the price of selected properties – free for registered users

• Property valuation – free online valuation. Valuation by a licensed appraiser is chargeable and the price varies according to the type and location of the property

Commissions and Basic Services

• Commission for purchasing a property:
3%  of the property price, but not less than 1,500 euros, due upon signing the preliminary contract, unless explicitly stated that the property is commission-free

The commission covers:
organization of viewings, selection of properties based on specified criteria, legal assistance, ownership and notarial deed checks, encumbrance checks, assistance in preparing all necessary documents, and representation in the transaction

• Exclusive representation of the buyer – active search for properties based on client criteria
Upon closing a deal, a commission of 3% is due, but not less than 1,500 euros 

• Assistance for participation in public auctions – from 1,200 euros 

• Commission for selling a property – individually negotiated, depending on the type, location, and complexity of the transaction
The fee is due upon finding a buyer and signing the preliminary contract

• Commission for renting a property – 50% once-off from the rental value, but not less than 250 euros

• Video recording of the property (including YouTube and social media) – free*
• Drone filming – free*
• "For Sale" sign – free*
• Legal and tax consultation – free*
• Document preparation – free*
• Representation in the transaction – free*
• Fee for preparing a notarial deed – 500 euros
• Organization of payments for transactions – free* (bank fees are the client's responsibility)
• Legal services – by individual offer
• Assistance for insuring the property – free (only the insurance premium is payable)
• Accounting services – by individual offer
• Change of accounts for electricity, water, and telephone – 100 euros
• Paid market analyses – by offer
• Consulting and project activities – by offer

Clients of SUN HOME CONSULT LTD are considered all natural and legal persons who have signed a mediation contract for the purchase, sale, or rental of real estate. For individuals without a signed contract, the terms and prices are subject to individual negotiation based on the specific case.
